There are technically two types of Home Inspections. The first you can do yourself, looking closely at such things as the basement/crawlspace, electrical, plumbing, appliance condition, exterior, lot condition, etc. The purpose of your personal home inspection is to help in narrowing down your search to a few properties by eliminating those properties that have many obvious deficiencies. It is not, however, designed to replace a professional real estate home inspection. If a home passes your initial inspection test (ie: location, wants, needs, etc.) you will then want to negotiate your offer based on making it conditional on the second type of home inspection.

The second type of home inspection is done by a professional real estate home inspector, it is much more thorough then you would do yourself and is usually done on the property that you have placed an offer on. A properly trained real estate home inspector will review your house as a system, looking at how one component of the house might affect the operability or lifespan of another. Interior inspections include checking

-Evidence of leaks
-Basement or crawlspace
-Electrical
-Plumbing
-Heating/cooling systems

Exterior inspections include such things like
-Foundation
-Roof
-Soon needed repairs or paint
-Drainage from lot
-Trees encroaching on roof or foundation

They will determine the components that are not performing properly, as well as, items that are beyond their useful life or are unsafe. This home inspection typically takes about three hours and the home inspector will provide you with a written report, summarizing the details of the inspections. The purpose of this home inspection is to provide you the buyer with a better understanding of the properties condition at the time of the home inspection.
